THE   “NO-SITE VISIT”    SITE  REVIEW

 In response to our clients need for as much information as possible regarding possible land acquisitions (and the desire to have the least expenditure possible)  we have come up with a “No Site Visit  Site Review”.

 This type of review is most successful in King County followed by Snohomish County and then will haphazardly applies to the cities and other counties  (we can let you know prior to determining this is the right step for you).

 Our 25 years of experience working throughout the area, the vast ocean of information available from air photos, recorded documents and all the environmental web sites allow us to collect and interpret a great deal of data about an area.  This information can allow us to create a reasonably stable initial assessment for the general buildability of a site; saving travel, meetings and primarily cutting the cost for this level of review for the buyer significantly.

 We have, for decades now,  provided free in depth information about any piece of land: we plan to continue to do this.  What we want to offer now is a more detailed “emailed” or printed packet allowing buyers a deeper consideration of a project for under 100$.

 This type of review does not replace the need for an on-site visit prior to purchase.

This review does help a buyer fully consider their options without spending 200 to 700 dollars for the initial on-site review.

 The packet will include:

 drafted general lot map: lot dimensions, noted critical areas from County, State, Air photos and Federal data base, including building locations when visible in air photos

• Tax assessors data, structure data and tax payment status
• Neighboring lot use and development data

             (some sites provide historical use data)  &

• Color air photos (when available)

In order to conduct this review we need to know:

 what are your needs for the lot (room for a home  or  a home, stable and Olympic pool)

 the tax parcel number, the current owners name and an address if possible.

 your contact information and mailing or email address (no fax’s)

 The cost is $95.00  (due prior to final packet release).

 We will still continue to conduct our initial cursory review for free and let you know if we think the parcel is worth consideration.   Again,  this does not replace the need for an on site visit. This provides the client with a level of information that allows them to make a more informed decision about moving forward with a on site review.
